Value in Lakeshore West on Smith Lake

I thought those days were all but gone until I stumbled upon this cutie the other day. The seller has it listed right around $499k and it’s turn-key and ready-to-go!
The listing says this: “New construction. Level lot!!! Beautiful landscaping and view of BIG water! 3 BR, 2.5 BA, huge kitchen w/great cabinets/granite counters. This is one of the lake’s nicest subdivisions. This home is on a quiet cul-de-sac w/ upscale homes. Full unfinished basement allows for future expansion; stubbed for bath. Fireplaces in family room and master BR.”
It really is a very gentle sloping lot and I feel it will be considered “year round” water from looking at the neighbors boathouses. I would recommend a depth check though for sure. A few things I don’t really like is that it does not have a boathouse at the current price, and some of the finishing appears mid-grade. The design is open with high ceilings, it’s got a nice view of the main body of the Sipsey from the breakfast nook, kitchen, master, and living room. Plus, you are surrounded by very quality built homes and did I mention it’s in Lakeshore West???

Smith Lake Lot Priced at $35,900
September 9th, 2008 Posted in Unrestricted Land | No Comments »A customer asked me about a lot in Walker County that looks kind of tantalizing in the MLS. It’s priced at $35,900, located right on the main roadway (Curry Hwy/CR 257/41) in Jasper. I have to admit, I have passed by this lot every single day since it was listed and have always been curious of the quality of the waterfront since nearly all lots in that price range don’t really have much to offer. It looks pretty wooded so before I trek down the hillside and risk getting my blood extracted by ticks, I went to my office and pulled the tax map to check the dimensions. Glad I did. Looks like this lot is shaped like a pie with the small tip at the water side. Also, knowing that it is located at the end of a branch off of a creek, chances are that it is extremely seasonal. This lot is nice because of it’s location close to Jasper and IF it could be used for commercial use, would be good for a small business with limited parking needs. Waterfront is poor but you will probably be able to put your feet in in the summertime ;). I doubt you will be able to get a boathouse permitted. MAYBE a swim pier.

It does have water front on Smith Lake. It is seasonal but it also joins two more lots that are for sale. You can buy the whole cove.”
“Is it true?” I’ve been asked? YES! 10 acres UNRESTRICTED land in Arley on Rock Creek. It is seasonal and the waterfront is at the end of a small cove (see tax map). The land is flat and part is cleared and part wooded. Located very lose to where the Lakewoods condos are being build.
Lot 1 Laurelwood - Smith Lake - $55,000 - 08-306
April 30th, 2008 Posted in Deed Restricted Land | No Comments »This is what seems to be a moderate to steep sloping lot in a very nice, gated subdivision, Laurelwood. It was hard to determine the actual terrain because the undergrowth was so high I was unable to walk to the shoreline. Looking at the plat and the area, it seems it will have a nice, big Smith Lake view. The lot only has 46′ of waterfront so the power company will probably only permit a swim pier. Hard to determine if this is year round water. My guess is that it is not since it is very sandy at the water with a gradual grade.
South Bay Subdivision - Smith Lake Lot 20 - $39,000 - 08-567
April 30th, 2008 Posted in Deed Restricted Land | No Comments »This is a gentle sloping lot located in Jasper, Walker County, which means super close to shopping, restaurants, Wal-Mart, etc. It appears to be a seasonal lot which is what is to be expected at this price. Looking at the plat, my guess is that it would NOT be permittable for a boathouse even though it comes with about 119 feet of water frontage. Maybe a swim pier with a short bridge. Lake view is moderate and restricted since it is located at the back of a small cove. Nice/scenic rock shoreline. By the water, you are located very close to the dam and can get just about anywhere in the same amount of time. For $39,000, you really can’t go wrong.
South Bay is a very new subdivision located by the old Camp Jimmy Goodwin which was once owned by the Birmingham Boys Club.
